BUYER’S GUIDE

1. Let’s Talk About What You Want

Buying a home is exciting, but let’s be real — it can also be overwhelming. That’s why we start with a conversation. I want to know your goals, your must-haves, your deal-breakers, and what “home” really means to you. I’ll also walk you through the process so you know exactly what to expect, no surprises.

2. Get Pre-Approved

Before we start touring homes, we need to know what you can afford. I’ll connect you with a trusted lender who will break down your options, explain your buying power, and get you pre-approved. This step isn’t just about numbers — it’s about making sure you’re in the best financial position to secure your dream home.

3. House Hunting, the Fun Part!

Now the adventure begins! I’ll send you listings that match your needs, schedule private showings, and be brutally honest about each home’s pros and cons. My goal isn’t just to help you find a home — it’s to help you find the right home, without settling. And yes, we’ll probably have some good laughs along the way!

4. Making a Strong Offer

Once you find the one, it’s time to make an offer. I’ll help you craft a competitive offer that stands out, whether we’re in a bidding war or negotiating the best deal possible. I’ll also break down all the details so you know exactly what you’re signing — because “fine print” shouldn’t be a mystery.

5. Offer Accepted! Now What?

Once your offer is accepted (cue the happy dance!), we move into the next phase: inspections, appraisals, and paperwork. I’ll guide you through every step, making sure everything stays on track and that you’re fully informed along the way.

6. Home Inspection: Let’s Check Under the Hood

Even the most beautiful homes can have hidden issues. A home inspection gives us a full picture of what’s going on behind the scenes. If anything major comes up, we’ll negotiate repairs or credits so you’re not stuck with surprise problems later. My job is to protect you, not sugarcoat things.

7. The Appraisal & Loan Approval

Your lender will order an appraisal to confirm the home’s value. If everything checks out, we’re one step closer to closing! If there’s a hiccup, don’t worry — I’ll help you navigate it and keep the deal moving forward.

8. Final Walkthrough

Before closing, we’ll do a final walkthrough to make sure everything is as agreed upon. This is your chance to confirm any repairs were completed and that the home is move-in ready. I’ll be right there with you, making sure everything looks good.

9. Closing Day – It’s Official!

You made it! On closing day, you’ll sign the final documents, get the keys, and officially become a homeowner. I’ll be there to celebrate with you, answer any last-minute questions, and probably snap a cheesy photo of you holding your keys.

10. Welcome Home!

Just because you’ve closed doesn’t mean I disappear. Need help setting up utilities? Recommendations for movers or contractors? A good place to grab a celebratory dinner? I’m here for all of it — because when you work with me, you’re not just a client, you’re family.
